
Bathroom Lighting & Extraction, Islington
A landlord in Islington asked us to sort out a bathroom that had been refitted by a previous contractor. The extraction fan had been wired directly to the lighting circuit without a timer, and the downlights were non-IP rated fittings that should never have been used above a shower zone. We stripped the lot and started fresh.
The brief
The bathroom is in a mid-terrace Victorian conversion — first floor, one flat. The client had just taken the property back between tenancies and wanted everything brought up to standard before reletting. The main issues: wrong downlights in zone 1, extraction not running on a timed overrun, and no shaver socket despite the room having one plumbed in. The client also wanted the lighting upgraded to something that looked good rather than just functional.
What we did
We removed all the existing downlights and the extraction unit. The ceiling had five 50W halogen fittings — not IP-rated, not suitable for zones 1 or 2, and drawing 250W between them for a small bathroom.
We replaced them with five IP65-rated LED downlights in a warm 2700K colour temperature, flush-fit with chrome trim to match the existing fittings in the rest of the flat. Total draw on the new lighting is 25W. The layout was adjusted slightly to improve light distribution over the sink and shower area.
The extraction was replaced with a 100mm unit with a 15-minute overrun timer and humidity sensor, wired on a separate fused spur rather than the lighting circuit. This keeps it running after the lights go off when humidity is high — important in a tenanted property where condensation damage is a real issue.
A chrome shaver socket was installed on the wall adjacent to the mirror on its own transformer-isolated circuit. A new RCD-protected circuit was run from the consumer unit to cover the bathroom, and all work was inspected, tested, and certified under Part P.
The outcome
The landlord had the flat relet within a week of the work being done. They mentioned the bathroom specifically came up in viewings as a positive. From our side, we issued a full minor works certificate and the client has a compliant bathroom they can show to any future tenants or inspectors without concern.
